Loucks provided civil design and land surveying services to help successfully transform an industrial brownfields site (former headquarters of Hunt Electric Corporation) into a vibrant 217-unit apartment development in Saint Paul’s Midway district. Our civil engineers worked closely with the project team to meet owner and stakeholder goals for safety, connectivity and usable open spaces.

The design team addressed safety and connectivity objectives by elevating the first floor of the apartment building nine feet above street level while simultaneously preserving pedestrian connectivity to the nearby light rail transit. In order to offer bicycling as a viable commuting option for residents, the design team included an accessible courtyard in the southeast corner of the site, which conveniently connects to a bike lounge. Union Flats is an exciting addition to the Midway community and the project team made the best use of the site while meeting specific development goals on this brownfields site.
